JadeScape sits on the site of the former Shunfu Ville estate. It is located nearest to Marymount MRT (5 minutes walk) although Bishan MRT is not too far away. JadeScape is close to Junction 8 shopping centre which is linked to the bus interchange and Bishan MRT station. Otherwise, Thomson Plaza is within walking distance. In the future when the TEL MRT line is ready, it will be walking distance to Upper Thomson MRT station.

In an interview,  its general manager revealed that the location and the attractiveness of the pricing were a few of the factors why it chose to buy the plot of land. We can expect attractive pricing given the lower price that  Shunfu Ville was acquired at.

Comparing similar launches in the area will give us an idea of the attractiveness of JadeScape’s pricing.


183 Longhaus was launched in 2016 and prices ranged from $1484psf to $1600psf. Even though it is a very small project, asking prices currently are about $1600psf on average now. This translates to a paper gain of about $100psf in a short span of time.


Thomson Impressions which launched in 2017 sold at prices ranging from $1230psf to $1747psf and not within walking distance of any MRT.


We are expecting prices of $1600-$1800psf given the buoyant market environment.




To get an idea of the rental yield, we can compare Tresalveo  and Seasons View transacted rental prices.


Tresalveo (TOP 2012) 3 bedroom units transacted at an average of $4200 in the 2018Q2 while 2 bedrooms went for $2900 on average.

Seasons View (TOP 1996) 3 bedroom units were transacted at $3000 while 2 bedrooms hovered around $2500.
